Step 5 - The Closing

For the most part, you now just wait for a few days before closing date and then:

• A few days before the closing contact the utility companies from where you are moving from and to so they can do final readings and transfer/create an account for your new property
• The day before or morning of you should do a walk through the property to be sure everything is still okay with the property. Has the property been left in good shape? Was there a fire or water damage? Have they left the property in bloom clean condition? Any holes in the walls? Were the promised repairs made? Are all items left as promised in the contract? Look to make sure the property is in as expected condition.
• The day of the closing the mortgage company will deliver the funds and associated documents to your lawyer
• The seller must have provided a CO (Certificate of Occupancy) by this time.
• The remaining cash you may need to bring as discussed with your lawyer for all remaining closing costs and funds agreed upon in your purchase contract
• Bring proof on insurance, as the mortgage company will require the certificate to be assured they are listed as a beneficiary on it and to know that you are insured.

After signing all forms on closing day, you now own the property!

At this point in time you may still need assistance with your new property and moving from your present home. Professionals are available such as a general contractor, painter, electrician, plumber, home organizer and so on. Your Real Estate Agent should be able to assist you with many of these.
